Modular House Definition: A term used to describe the use of factory-produced pre-engineered building units that are delivered to site in Modules. The modular units may form complete rooms, or parts of rooms. They are generally made into six-sided boxes, then delivered to site and set onto the building's foundation using a crane.
Technical System Details
1. Steel Framework
- Material: Cold formed steel profiles (3 to 4mm thickness).
- Surface Treatment: Shot blasting, epoxy ground coat (30μm), vinyl acrylic final coat (60-70μm).
- Fittings: 8 corner fittings (ISO 1161), integrated rainwater pipes.
- Forklift Openings: 88*250mm at a distance of 1700mm.
2. Floor Composition
- Insulation: 100mm noncombustible mineral wool (50 Kg/m3).
- Boarding: 18mm Cellulose Fiber Cement Board (CCA), Density: 1500Kg/m3.
- Finish: 1.5mm PVC flooring covering.
- Load Capacity: 4.5 KN/m2 to 6 KN/m2.
3. Ceiling Composition
- Outer Roof: 1.6 mm thick corrugated "ISO" roof, CORTEN steel.
- Insulation: 50mm noncombustible mineral wool.
- Ceiling Finish: 50mm mineral wool sandwich panels, white color steel sheet.
4. Facade & Walls
- Type: Sandwich mineral wool panels (60mm thickness).
- Density: 120 Kg/m3.
- Fire Rating: 36 minutes (GB 12955-91) / 20 minutes (BS 476).
5. Doors & Windows
Doors: Aluminum door (40mm thick), insulated with PS, dimensions 820 x 1985 mm.
Windows: PVC white, double layer glass (4/15/4mm), with tilt & swing mechanism and aluminum rolling shutters.
6. Electrical Installations
- Standard: UK Specification (220V, 50Hz single phase).
- Protection: Protective current switch (40A), automatic fuses.
- Fittings: Double fluorescent lights (Philips IP 65), illuminated double sockets with USB ports.
Manufacturing Process & Quality Control
H Section Process: Steel plate cutting → H section assembly → Automatic welding → Strengthening → Manual welding → Shot blasting → Painting → Storage.
Advanced CNC equipment is used for high-purity cutting and smooth finish. Shot blasting achieves Sa2.5 Grade cleanliness for superior paint adhesion.
